Under RERA, Indian developers must declare carpet area separately from built-up area. It is the only number that matches what residents actually live in.
Why it matters
Pre-RERA, buyers were routinely sold on 'super built-up area' that inflated apparent size by 25–40%. Carpet area is now the legal, comparable benchmark.
Key points
- •Carpet area = floor area inside walls + internal partitions, minus balconies and shafts.
- •Built-up area = carpet + walls + balconies (~10–15% larger).
- •Super built-up area = built-up + share of common areas (~25–40% larger).
